I remember back when I was ramping up my own rental portfolio in those early-2000s San Diego days, I learned the hard way that ignoring “little” costs..like that termite treatment or the property manager’s onboarding fee..can turn what looked like a sweet deal into something that barely breaks even.Let’s say you pick up a property in one of those under-the-radar neighborhoods in Omaha or maybe on the south side of Chicago..markets I’ve seen a few colleagues dabbling in lately..you’ve got to be ready to get real about the numbers.

I think we also have to remember that we pass this to our kids and decide if our kids are going to want doors or quality assets that run themselves.

It's winter, hard to find tenants. the last thing we want is bad tenants who don't pay, though, so while it is listed a bit lower than market it is not a screaming bargain.

So many excuses I cannot even begin to remember them.

Remembering that  anything by a school or hospital will only appreciate over time.

Just remember: most negative reviews are written by problematic tenants.

Remember, cities, submarkets, zip codes, and blocks are each different.

Hey @Marc ShinLook, I’ve been at this for a couple of decades now, and I still remember this small bungalow I fixed up in Hillcrest back when I first got my start.. it was a 1920s place too, a bit rough around the edges.

Remember to conduct thorough research and consider market trends to make informed decisions.
