I invested with ODC fairly recently for some of the same reasons many others have, Brandon, his positivity, energy and drive to succeed, ability to build a competent team, the network he has built, the communication and the investment structure the sponsors invested in themselves. ultimately, It is STILL our job as investors to monitor our money, ask questions and evaluate the sponsors' thru their reports. 

The process is still much the same as getting any other kind of financing on a regular home or foreclosure.

For my system I'd need meters for 2 zones and any controllers/monitors/etc plus installation.

You all need to go get regular jobs.

Evaluate and execute flips using software, monitor rehab, and plan exit strategies.

One thing I did note is my insurance is $3K a year lower due to the monitored fire suppression system in these larger properties versus my smaller properties that sleep 12 or less built close to the same time.As someone who has lived in Illinois twice, the politicians there don't care if people burn as long as they can tax and spend. 

They sound like regular conversations where the RE professional/investor is genuinely interested in discovering the seller's pain points to help find a solution.All the best!

I had a conversation with a Probate/Estate lawyer and he suggested the following but what he said doesn't quite add up to what I have read so I want to see if I am just not understanding or if I am getting bad gouge.Advice was to create WY LLC that owns all properties, that is then "owned" by a land trust for additional anonymity, that the beneficiary is a regular Trust that owns everything else in my name.

I always go with section 8 tenants if I can over regular paying but dont let the sec 8 gurus tell you that everything is always peachy.

I would like to plug it into my stock tracker so I can better monitor the changes.
