Well you may have to deal with this Harboring -- Subsection 1324(a)(1)(A)(iii) makes it an offense for any person who -- knowing or in reckless disregard of the fact that an alien has come to, entered, or remains in the United States in violation of law, conceals harbors, or shields from detection, or attempts to conceal, harbor, or shield from detection, such alien in any place, including any building or any means of transportation.Encouraging/Inducing -- Subsection 1324(a)(1)(A)(iv) makes it an offense for any person who -- encourages or induces an alien to come to, enter, or reside in the United States, knowing or in reckless disregard of the fact that such coming to, entry, or residence is or will be in violation of law.Conspiracy/Aiding or Abetting -- Subsection 1324(a)(1)(A)(v) expressly makes it an offense to engage in a conspiracy to commit or aid or abet the commission of the foregoing offenses.Ask yourself of you want to take the risk 

Also, I still have a lot to learn on how to structure the equity partners into the deal, doing preferred returns, splitting returns above it, structuring how profits are disbursed on the exit, etc.Here's my main concern - I have credit below 600 still from destroying my credit score with reckless consumer debt spending in my 20's.

Obviously the deal has to make sense and the property has to cash flow immediately, can't be reckless about this.

The suggestion that you should take out more debt, or run up credit card balances, just to close on this is reckless.  

The security deposit is held to cover failures to pay rent and to cover the costs of removal of tenant’s property or garbage, and to cover damage caused by renter through negligence, recklessness or intent.

From your post, you sound young and reckless which is a bad combo.

When it causes you to be reckless, it will eventually bite you in the ***.

These forums unfortunately are 2-dimensional and it is hard to fully illustrate the line where this strategy goes from careful and prudent to dangerous and reckless.  

To me that sounds RECKLESS, not aggressive.Mike
