I am just starting to learn a lot of turning the raw land into usable land. 

Im interested in knowing how to appraise raw land.

I'll be cutting into the floor and fear that there may be raw sewage under the house (the leak wasn't the first hint!).

Went in the basement and raw sewage still a little wet all over the place.

I just thought since raw land can be exchanged for buildings etc. as a qualified 1031 exchange what's the difference.?

we used to just do residential loans but my eyes and the owners eyes were always looking at bigger and better things.well we started doing international project funding for construction projects such as hotels, casinos, and condo developments (and of course the raw land projects in costa rica everyone seems to love).a few months ago my boss got rid of our residential side and now it is just the two of us.

I looked at one a few months ago that said the same thing and it was completely trashed with raw sewage in the basement and the whole house was full of mold.

They are fee based services, commonly owned or affiliated with title companies who collect the raw data.

I had another broker they had someone that would do 70% on raw land.
