While it only returns 5.23% currently, it provides a great cushion allowing sufficient time to wait out a crash without having to resort to selling properties at inopportune times - at fire sale prices.5- I keep a large part of my portfolio in high yielding notes secured by real property - and while I want every loan to make payments as agreed, my experience indicates that a certain percentage will default with me owning the property during periods of economic contraction.

Would help if DSCR is >1.25x, a credit >760 and if willing to do a 5/5/5/5/5 prepay instead of 5/4/3/2/1 So basically any 50%LTV/DSCR 1.25 is sufficient to get the best rate.Don’t you think with the rate this good , all MF syndication that near the 5 year balloon repayment from commercial loan , could just switch to 30 year fixed-rate HML loan ?

You may also find certain markets where alternative rent strategies (MTR, STR, rent by room, etc) produce enough extra income to justify the increased work involved but the difference in income from the different rent strategies in many markets is just sufficient to justify the increase in effort involved.$100k is going to be challenging in coastal CA cities.
