The only issue is with a bit lower rent there's a higher number of applicants that won't qualify but I don't mind the volume to get it filled. 

On the south side, my credit score requirement is 600 and will qualify people who make 2.5x monthly rent.

Just do a normal full loan assumption if your qualified and if your not qualified go for dscr loans even if rates higher.
