I have been following BP on YouTube for a few years and have been investing in real estate for the last 3 years. 

For example Delaware has additional default rights and processes that an investor can follow if they feel they are not getting old books and records.

That time I was looking at getting 201 S Washington (a 5 unit rental) and S Washington wasn't designated as STR and Gettysburg City said that I had to go thru the process of applying for zoning licence which is followed by a hearing with the neighbors as the jury who would hand me the verdict - yes/no.I like analyzing markets and observing them for a number of months/years.

Follow the local licensing and disclosure laws.

Running new electrical or plumbing will, along with new framing.The IRC code is kinda universal and most municipalities just follow along nowadays....

It needs cosmetic upgrades and I'm going to try pushing the appraisal for when I am able to buy (on lease purchase right now).
