@Malcolm Brown it is great that you are thinking of the money to fund the deals you are going to get started with but understanding what a deal is, I think, should be the starting point.

@Jay Hinrichs thanks, it's very helpful to understand the ways this may play out. the bottom line is that, at this point, i can't count on either owning the property outright or getting my funds back until 30 days AFTER the judge approves the sale.  

For example it is my understanding that Big Bear allows it but whoever is managing the property has to live within 1 hour of the property. 

If you have ever learned something important by trial and error, then you can probably understand the frustration that you feel when you make a "rookie mistake" or a simple error that creates a big negative result.

Hi Allen, there are plenty of hard money/private money lenders here on BP, just take your time and speak with several of them to understand all the fees and requirements.

I understand that some in this field may withhold information, but I truly value your perspective, it’s both valid and rational.

My understanding is that once I am a partner in the LLC, any money that I put into the property will be tax deductible.

It was one of the most oversaturated markets in the most recent years.Big bull on NC, but projections like this make me really wish analysis was done understanding historicals are just that-- historical.

Another option is to look into some funds as well that allow smaller investments. some are anywhere from 500-$10,000 minimums and accept non accredited investors (through regulation a+).If you ran numbers of a loan paying p&i at 10% but ot being able to reinvest the principal payments you realize how low your returns actually are. so yes notes are great but also understand that idle money for any investment is not fun.
