I decided on 10% because buy and hold index fund investing in the US market you can expect about 7%.

I have less flexibility with stocks than I do real estate.So I do invest in things such as index funds but I prefer real estate.

If I put 15k in an index fund for the next 18 years I can just about cover a decent in state tuition. 

I currently have index funds/ etfs, individual stocks that my grandfather gave me a long time ago and which would incur taxes were i to sell them, and 3 local, small multi family investment properties that i manage myself.

I'll be putting some money towards investing, most likely in real estate, some in retirement/stock market through index funds.

Since their lease expired 5 & 9 years ago(2 separate unit), can I file application with UC township to catch up previous rent increase ( average 2%-3% CPI Consumer Price Index increase)?

Anyone else have the thought that good cash flowing rental properties will outperform index funds over many years hands down?
