For added protect against over zealous politicians, regulators and attorneys, the entity named as buyer can be a Wyoming or Nevada Limited Liability Company, whose ownership does not have to be revealed.  

I would consider converting it to regular unfurnished LTR, but we already have the furniture, etc.Make sure 1) you know the STR sentiment of the public and the politicians 2) have an exit plan if anti STR regulations are passed.

Unfortunately it looks like a lot of politicians are trying to increase the amount of rent controled units, because it seems popular with voters.  

Which is a macroeconomic issue, not anything a state politician has done or not done.
