@Rob Beland  The lack of IRS recognition doen't amount to a law, nor is it persuasive in a tort lawsuit, nor does setting up an LLC cost thousands of dollars, nor does an LLC stop you from getting insurance... but I understand the point you are trying to make.

I don't know how reasonable the painting/drywall cost is either, so my thought was that if the second estimate is close to the first, that should be persuasive that the estimate is reasonable.  

General rule of thumb though; cases from 2013 are unlikely to be controlling in a court of law, and only those cases that are from your own state have any kind of persuasive authority in the particular state you are dealing with.

I will try to contact some people, when I do I will definitely use the persuasive lines you have told me.

You seem to need a great dela of clarification on many points.You did not identify yourself to me as an attorney, and the essay you typed suggested some seriously flawed knowledge - or too much cold medicine, not sure which.As I mentioned, you can't run a business you haven't built, and NO ONE who is not independently wealthy should own properties in their own name.

It also highlights all of the other points you made in your essay.
