It might change (contractors may become more available again), but then there may be other worse consequences (tenants not paying etc.).So I don't dare to hope for one way vs. the other to happen... which is good because any stimulus legislation is out of my hands anyway 😂

But, I think like one of the posters above said - they got used to thinking I would always be there to open the door for them - one day when I was out of town and they locked themselves out - they called and were surprised to find that they had to get a locksmith or wait for the second person to get home with keys -they chose to wait - but the indignation in her voice obvious... like how dare I be out of town when they needed to get in .. and when it sank in that she wasn't getting in.. the resignation in her voice said it all.... it was actually the last lockout call I got from them.

Even if you are not, you have some managerial responsibilities so you are not all passive.I get 20%+ returns on almost all my notes and I dare the borrower to not pay, I will take back the asset with 50%+ equity and be just fine, bossting my returns much higher, not lower.

In some partial structures, dare I say setup by folks who are not seeking proper counsel on these matters, the promoter creates a common enterprise, perhaps unintentionally, by "protecting" the investor's return or by stepping back in and doing something.

I've taken quite a few classes on corporations and business law, so I have a pretty solid foundation on the subject, but I wouldn't dare write and file my own articles of incorporation prior to, at the very least, running it by an experienced business lawyer who specializes in that sort of thing.

Yesterday my girlfriend and I even dared to bike across the entire length of the hill district (black shaded, outlined in red = Worst of the worst according to the City data folks) on our way to Oakland from Downtown, even stopped to quench our thirst at Grandma B's haha.
