Humidity causing issues in SFH --what do I do?

I've had a good experience with them; they've paid for a couple issues that they missed when they turned the property over to me.Late last week I got an email from the maintenance manager at my property management company where the tenant had called because they were having trouble keeping the house cool (68-70 degrees) and it was also causing condensation to form on the ceiling and peel some of the paint and apparently also get into the light fixture.

Refrigerator was one year old at time when tenant moved in.There are multiple small holes (~100), small peelings (4 or 5 places) on the wall.

Lead paint itself is not dangerous - it's the lead paint that is deteriorating—peeling, chipping, chalking, cracking, etc, that is problematic and requiring remedy.

(Appraisers are not going to crawl under a house) FHA looks for very basic things (roof, ac, appliances, peeling paint, handrails)You should get more than one opinion reference contractors, this one may just be looking to do 50k in work when really some new floorboards are all that's needed.My experience is why I became an agent.I hope this isn't as large of an issue as the contractor says it is.

When you say flat roof, hopefully you have a slight slope, because there are "flat" roof systems using modified bitumen (peel and stick nowadays) or tpo.
