What is the fed rate level they can’t go past or we can’t pay the interest and we default?

I was wondering what's your experience with lenders (Banks, private, or hard money) that you work with in the past or currently working with.

I live in the Portland OR area and would love to get a few pointers and advice to those who have converted a basement to an ADU in the past or who do this for a living.

This is my first post on BP, even though I've been on it for a while, just watching and learning, so I wanted to introduce myself and, hopefully find some real estate buddies.A bit about us...My wife and I are pastors here in San Antonio and, after many years of (me) talking about it, we have gotten 100% on the same page about investing and are beginning our journey!

At the very least, I would work with an agent that has worked with some investors in the past. Or

Has anyone done a deal like this in the past or have some guidance on how to prepare before commuting? 

It works sometimes and I use it for anyone renting with me now, past or if they have a fully executed lease for next year.

Like if they have some way they can show the work they've done in the past or any references?

If they have been sued in the past, or any bad press, make sure to look into it and ask questions about it. 

@Vishakha Penney we are doing month to month on tenants who have had a shaky past or are currently not paying, and have been able to evict as a “holdover tenant” in lieu of rent.
