Is that amount worth risking at this time potentially having to pay from your primary residence?

I completely agree with @Ashish Acharya's points about the cost-effectiveness of a HELOC and the potential credit implications if it’s secured by your primary residence.

The exception is: When the 2 members are married spouses who reside in a community property state. 

Far too many parks just 'give' a resident in the park free space rent to keep an eye on things and do light maintenance with no 1099 reporting. 

The first warning I always do written (via email), second warning is an official letter on their door saying they're violating their lease to allow other residents the right of enjoyment (if you put this in your lease).

no reports of incidents with our residents but there were some people injured and some homes damaged. 

That being said, I had competing issues. 1) my wife and I are buying a new primary residence (much to my chagrin), and 2) in december, we bought a condo rental that is currently being renovated (a much lighter project) and that process is also a little stressful.   

Unfortunately it's a necessary evil to weed out the residents that are not ideal.

Again, to reiterate, the risk is less burdened because the property also serves as your primary residence.

It would be his primary residence so most likely a duplex or triplex house hack.
