It's crazy how quickly you can go from a decent neighborhood with beautiful architecture to crappy apartment buildings which are crumbling into the ground occupied by drug addicts.I'll be looking for a PM company in the L/A area sooner rather than later.

Typically, property value add of site control comes AFTER the site is fully entitled for the new development and someone has to funds soft costs--preliminary design architecture fees, design fees, legal fees, potential contractor consultation (to get #s).
