If your "investor friendly" real estate agent isn't providing you with a menu of services or commission packages, ask for it. 

You may be able to market the whole package to someone who may want to wipe out the 3-unit and build a large apartment building with storage units across the road where the gulley is now, where you make a nice profit on the sale plus ruin this guy's green-space entrance to his neighborhood. 

I am looking at a new Goodman 2 ton 13.4 seer packaged unit for one side of my duplex in Chattanooga but was quoted over $7,000 which seems quite high to me from research Ive done. 

In the end, it comes down to the total package for me.
