Either that outsource to India and have them create a spreadsheet for me. 

Most out sourced property management companies have to make a living and often times these costs are passed to the owners with high mark ups, higher fees etc. 

I wish you were a CPA in WA so I could hire you for tax prep this year (did a 1031 exchange last year and was advised to outsource it rather than doing it myself this year).

If I were to outsource to a company like Click2Mail, the cost would increase because I would be paying for them to assemble and handle the letters.

We manage rentals so we can be a source for smaller rentals but if over 20+ units in one building we would probably outsource to our friends at RentPalm.

Thanks@Stone Jin I plan to self manage for the first year to learn as much as possible and figure out how to best automate but as I add additional units, I may outsource portions. 

Even if you eventually outsource it, how do you know it’s done properly?

As for HOAs, they aren't cheap but they reduce your insurance costs, and assuming you have a good association they take care of capital and maintenance costs, so it's not like the money is thrown away--you're basically just outsourcing certain expenses via that means.

In other words the BK attorney would pay you for this service, for their client, just as they would pay for any other outsourced service (ie. court reporter, paralegal, etc.).www.habitatmediation.com
