The Long Answer would be this.I would have:1 - educated myself on the importance of Market analysis over Property analysis2 - educated myself on the importance of how money works, as opposed to just following the herd into "property flips" and "buy/hold",3 - educated myself on the importance of designing a REI/Plan, instead of following the herd and approaching REI "one deal at a time"4 - educated myself on the importance of never spending my cash...but instead use it to infinity...or in other words, the differences between - spend/use, cost/expense, noun/verb (as in money)5 - designed "My System" from the start....wait, none of this could have happened with the steps I took to get where I am now, ......so the Short Answer is, in reality,......Nothing.

I purchased a short sale ALL cash for 210k 5 beds 3 baths 2600 sq ft my parents at the time basically rehabbed it for me meaning i gave them the cash and they contracted people to do the work and kind of designed it.

I've tried to do a search online for books on the characteristics of a building in terms of design, architecture, and construction i.e. what is a parapet, what are the different types of doors (double-hinged, storefront glass), what are the available roof systems, what is a knee-wall, what are the different styles of flooring, the differing fixtures and fascias, etc...
