To clarify some details that I should have mentioned earlier:I am in no rush to leave my W-2 position, as it provides great security, a steady income, benefits, and a stable foundation.

With software like propstream I can even look at seller mortgage details and MLS private remark.Getting license you only know the legality aspect of being an agent but doesn't necessarily means you would be a smarter one to get to know the market.The only thing that I can not do with propstream is I can not download all disclosures when I try to purchase.

These minor details are the kind that distract people from the path of success. 

For example, more downpayment means less interest rate regardless or whatever loan.I am trying to see what sort of action I can take right now so I can plan detailed and measured steps to my goal.

I would keep detailed records of my deals to include photos that I could use later when I am approaching a potential funding partner.
