Underwriters want to see that the property is in an area that will support the valuation of the property with numerous comps so they can have confidence in the appraisal.

It’s a bit of “high risk, high reward” thinking.

All you need to really do is plug in and deliver value and rewards come back 10x over!

I've had to pull files numerous times from one lender to another and have credit repulled, but have never seen a different score come up (save if the new pull is 30+ days from the first). 

There are numerous ways it could go awry.

Sometimes it's ambiguous, but even then, why should I bother with the company that has numerous unresolved lawsuits, versus another company that is virtually the same but has none.

U understand the 70% minus rehab costs those numbers have been going around for a long time.. its pretty tough out there right now but hopefully you can make it work.. although I always wonder why those that want to sell real estate  ( that is what your doing at the end of the day bringing a buyer and seller together) why you dont just get in the game with a license and make a career of it.. if your any good at sales and can stick to it can be a very rewarding occupation.. wholesalers they dont last very long unless they are very well capitalized and vertically integrated. 

So as a 'reward' for tenants being good, I paid to have professionals go steam clean the carpet twice a year.
