I would also contact your insurance company as well and notify them of the claim of theft. 

Geez...I would notify the (female) tenant that she is in breach of contract.

It was the right decision for me at the time to have it be an LTR, but it's a PITA restoring it.

You did not seem to know that.You then suggested I had something to hide for not wanting to file the CTA BOI, and I informed you I had previously filed.Thank you for notifying us that it has been reversed. 

At the point I made that decision, I didn't even know about self-directed IRAs, I just knew in general IRAs had a bit more flexibility.  

That said, this might not work for everyone, so a fix-and-flip loan can be a great alternative.My team and I work with investors nationwide who face these same decisions.
