Yes there are some crazy places that bring the hits but most are not Polly Pockets houses or live in potatoes.

The Cleveland market would allow you to hit those numbers easily.

I hit up a local wine distributor and pickup wine boxes (wooden ones) they give away to anyone who wants them.

It is much easier to hit cash flow goals.

The other 2 duplexes I have purchased have had no issues.Larry and Josh were working with me as well for 2 years then they just handed over the communication to management company and vanished once 2 or 3 year mark hit.

Not because I hit any significant problems but because I was not focused enough to complete it quickly.  

That is a great place to start, as well as hitting some local real estate investor meetups so you can meet some other house hackers in person who have done what you want to do.

Hitting up your old HR/payroll folks might be beneficial to setting this up.

i only see suitably distressed properties hit the MLS very occasionally.
