Remember, it will still cost a lot of your time/money/aggravation to defend a lawsuit that you may eventually win.

You have to document your intent to defend your position. 

If two people apply and both "qualify" but the second person has a better rental history and more income, then the second person is more qualified and you can rent to them as you want so long as you can defend your reasoning.

Re: redemption of property, returning deed to ownersbought this property at tax auction...The constable sent the deed to me and it states " I hereby convey to the grantee (me)all of the rights, title, and interest owed by the defendants in the property described above"So I guess what im asking in your experience ...is there anything I have to do before mailing this deed to the former property owners?

First, my job is to defend clients who ended up near the line, whether by accident or on purpose. 

From a layman's perspective, if I have properties in AZ and am sued by a tenant  - would not I be going thru AZ court system to defend myself?

Police, doctors, nurses, teachers have their own special loan forgiveness after 5 years, social workers, public defenders.... basically anyone that is doing something good for their community.

There are also notices that attorneys are supposed to give to the defendants in most civil actions before entering a default judgment.
