@Bob StevensI was making an assumption that rent was not up to FMR For example in my county if you forget to ask for your yearly raises the dispersion becomes massive and eventually FMR changes can be drastic YoY for a new packet versus keeping an existing relationship.   

I have heard developing an rv park one should budget $30k per space, which seems high to me but, all the 50 amp underground power, waste plumbing, possible lift stations, pads for rv's concrete use areas, pavement, landscaping, engineering, surveys, sitework etc, maybe?

Vermont is a STR region with a massive 4-6 month shoulder season.

I signed a 1 year lease last month so kinda stuck in that until fall 2025 (unless I broke lease or paid massive amounts to cancel it).

If you can concretly tie increased usage to that unit, I would give a notice that rent is increasing due to excessive use.
