Assuming I also use the Airstream for lodging while traveling for personal reasons, would I just take a pro-rated amount of depreciation for the amount of use that is business vs. personal?

Yes if you hold it long term (really long term), you may get back the same amount that you would have received by not paying capital gains, but you have to hold it long term AND have the house appreciate.

FYI after several months went by the non-performing partner filed a small claims lawsuit against me on the upper end of the amount allowed in our small claims (I believe around $6800) for charges on expenses they had placed on a personal credit card.

Another thing to add is the regulations, HOAs and Cities are imposing a lot of regulation on short-term rentals or rent by a room, I have seen some HOAs regulate the amount of people authorized to rent the property too.It requires to do a lot of due dilligence to begin with mainly in such big house.
