I am guessing that the vast majority of homes 10+ years old had some sort of water damage at some point, most had probably several.My own home is only a few years old and we had the washer spring a leak and a few years later the RO system in the kitchen started leaking into the cabinet.Seller disclosures are pretty useless in my opinion.

I can go way deeper into finding good MTR markets, pursing tenants other than travel nurses, property types, scaling operations through systems (my specialty), renovations, etc but it's much harder to do in a thread.

My question about the 10K club is why do we need 40+ ways to find deals when he states that his system does it for us?

With experience, they have the right systems in place and know what doesn't work. 

The Class system (A, B, C) can vary by market, but here's my general breakdown:Class A: High-end, desirable neighborhoods.

Seller financing rarely has access to the credit system.

Upgrades include a fully remodeled kitchen, renovated bathrooms, new durable flooring, contemporary fixtures, and efficient heating and cooling systems.

Having said that, we also have many clients we use our systems and processes for crypto funds, buying existing businesses, funding startups, hedge funds, venture capital, and even non-profits.

You know the model and have systems so tapping into your equity is a smart move.
