Ok lets talk about reality on a warp.. first off the buyer on a wrap has to acknowledge that if the underlying loan becomes due its their responsibility to cure it or they will lose their position.

I also think you can get 6.5% interest these days so that should be closer 30k a year for P&I.I just don't see how you can lose money like that if your gross rents are 100k on a 500k purchase price and you're putting down 20%. 

Find a lawyer and issue a lease violation for other issues such as excessive noise and furniture removal.

And in states that allow deposits and then settle up competition is higher as the price of entry is so low 5 to 20k deposits to bid.. now if you dont finalize you lose the money and can be fined as its illegal to bid and not close.

As real estate investors we lose millions of dollars on guru courses, most of which work only for a few or do not work at all.

Of course the insurance companies will flee California , they are going to lose money if they cant raise the rates to cover the risk , everything else has gone up why cant insurance go up to keep up . 

I recommend you find a way to give these animals away before you lose control and end up on a reality TV show.
