Certain out of state markets look more attractive than here in California because the return profiles of the properties seem better and the areas seem more landlord friendly (I'm thinking both operationally + lighter taxes/fees).

If its not, then you would want to do something more complementary, probably lighter than what you are doing in the rest of the house, but staying in the family.

My question is should I go a darker brown with some lighter spots mixed in like a dark rustic oak or the other direction and go a lighter tan, almost gray, flooring maybe a light washed oak?
