@Marci Stein You can only make Lemonade after you buy some Lemons. 

All it requires is the "rice-and-beans" diet (ala Dave Ramsey) and a single-minded focus on getting out of bad debt.

So if the break even cash flow makes people feel it's a bad investment, then it should be stated that Stuart can turn that lemon into lemonade simply by putting more money down.

If we did what we were supposed to do without accountability dieting and exercise would not be a multi billion dollar industry each year.
