I had a rental appraisal done for it for additional cost during the process and the results were good enough so that 70% of that number covered my Principal, interest and insurance and property tax payments with a little left over. 

Any leftover funds go to the 3rd position and if there isn't one then this could be a surplus funds claim for the owner.

BTW, the certificates that actually have 18% are the ones no one bid on at the auction, the “left overs”....garbage.

I had it inspected and found that the roofers had swept all of their leftover debris to the center and tiled over it, this caused water to pool and the underlayment to eventually fail.

My wife and I manage a 3 family in which 2 apts. were updated by us and we have quality tenants in the new apts.A third apt. is still rented to a left over tenant from when my wife’s mother owned the house.

i have left over flooring in my garage, and they are engineered hardwood not laminate. 

Yes the 100k profit, or whatever is left over after rehab (note purchase + expenses + rehab = cost basis) will be taxed and most likely as income not capital gains. 

We might be able to make close to a 100 grand after paying the small leftover mortgage.  

When the insurance company gives you a check there will be a piece of paper you have to sign that says the insurance company gets paid first and then anything left over is yours.

Hello BP,We recently acquired a condo in  Falls Church,VA area through court house for flipping.The owner/occupant was a old lady did not move out after we purchase the unit.While we are in legal process to get possession, i received a call from the HOA today that the neighbors of this unit observed a foul smell and called the police to see what is going on.we are breaking the lock as soon police arrive and get into the property.The smell could be from the leftover food or could be anything.To prepare for a worst case, i am trying to understand how to deal with the situation and get some affordable master cleaner referrals.Thank you,Vinod.
