I must be doing something right because I never attempt to generate leads, and I've been 100% successful so far! 

I am 20 years old and trying to learn as much as i can about real estate so that when i graduate college and have a steady income Ill be able to make smart investments hopefully leading to financial freedom.

Wouldn't mind becoming a millionaire from this as well....Should I hire a few ppl to scale the house flipping hustle (marketing, lead acquisition..ect)?

Making effort a top priority, I was able to put up some satisfying numbers.On the phone [from 11 July 2024]:📞 11,005 Calls🏘️ 2317 Addresses Reached📌 50* Leads Generated🔎 7* Properties to due diligence phase📆 2 Scheduled Closes💰 1 Closed*Denotes: Database did not track metric from Day 1.The last 6 months have given the groundwork to build on.  

These tasks often have long lead times and can cause delays if not addressed promptly.

This isn't analyzing deals, this is just playing a video game.

I've noticed that going to brokers usually leads to the same wholesalers so it's not as useful.

I can envision that the numbers on these luxury homes would lead to to a long lag time...but hopefully I'm wrong. 

If the proforma has the rent roll at $1400 a month, there is a discrepancy that could lead you into a bad assumption on your business plan.Also one caveat, be aware of physical delineations around the area like bridges or railroad tracks or a canal. 

I've wondered that myself and thought: If an investor was looking for birddogs why would the birddog have to pay the investor money before they began securing leads for the investor, that the investor would then in turn give the birddog an investor's cut on the profit end???
