Back to the kitchens, I especially like the  (before) galley kitchen with the tile floor, and if there was a door opening at both ends at ADA specified widths that would be a nice feature too.Good Luck!

If its bare dirt , it just needs to be raked flat , anybody can lay sod , that isnt the issue , its the 3 weeks after its been laid making sure its watered enough .

If you already have a preliminary site layout showing the size and quantity of buildings you can put on the lot, you should be able to take that work on some budget construction costs and from there work your possible rents into the equation to see if what you have drawn makes sense cost wise, or if there is a more efficient way to lay the site out and reduce costs.

Then the owner next to mine complained about wall damage and yet another owner complained and it turns out the guy above me tiled his shower floor and clearly didn't know what he was doing - water was damaging walls and ceilings.
