You will find rates all over the place just like with all insurance.

I have watched her grow her business since the beginning stages.

I mainly want to ask if these assumptions are reasonable and if there's anything I haven't considered:(1) multifamily units in NJ close to New York City, ~$1,000,000, 20% down payment, (2) Using the following assumptions: 4% appreciation rate, 6.5% interest rate and 5.0% refinance after 5 years, $10,000 yearly maintenance fee(3) ~$6,000 monthly rental and assume 3% increase yearly with 5% vacancy rate(4) Based on the above, the calculated IRR if selling at the 10th year is ~19% (considering tax benefits) and ~17% (without tax benefits).

Building a separate one isnt cheap , I have run the numbers , with permits , nd the other county BS its close to $200K for an 800 sq ft building . 

Insurance challenges are growing nationwide, not just in California.

The 2-story building had a restaurant on street level and office spaces on the 2nd floor.

This is pretty clean.Scenario 2:  Your partner has owned the house for 15 years and has been taking accelerated depreciation, so the book value of the house is very low. 

Just Gen-Z; don't you think all Gen's might be effected by these same forces?

Should I just add them to my 'Cash Buyer List' and move on?
