You just have to be careful because some sales agents will just advise you to over improve the property because it makes their job easier.

Get 3 jobs...if you work 8-5pm pick up OT or an evening job, and a weekend job. 

Or it is a working class area with a lot of jobs that are likely to be heavily impacted by a recession.To understand these risks, unfortunately, takes experience.  

I don’t know, if you just want a job I guess arbitrage could work.  

And service sector jobs and wages follow where those top-line incomes go.

Unsafe working conditions: If the job site is unsafe and it’s not fixed, then the GC can end the contract.

Maybe the 2017 tax and jobs act gets extended, but either way, if tax savings is the primary motivation, don't do it.
