As others have mentioned your Paint materials are way too high...At most, you should be spending around $1,000 on paint materials to paint the Exterior and Interior of the property.Your sliding door is unnecessarily high. 

With traditional payroll, I’d unnecessarily incur payroll taxes as well as deductions like FICA (social security and medicare), federal and state income taxes.

Not filling out the disclosure form opens you up to future liability unnecessarily, and is just silly IMHO.

If you wait until you can buy houses in cash you may miss out on a lot of growth unnecessarily.  

You need to chuck every thing that is unnecessarily distracting.

It might seem awkard or unnecessary, but you don't want to unnecessarily "burn bridges".

In trying to identify good areas,fertile flipping ground in Fairfax County, VA and Prince George's County, MD, I've found a handful of "Recently Sold" properties on Zillow, where homes sold, presumably off market, for significantly less than retail averages, and I'm wondering if these records are accurate, or if information maybe gets inaccurately ingested sometimes.   

We have always tried to have the smallest and most affordable house that fit our needs...so we're not going to be buying an unnecessarily large home nor stretching ourselves with a huge bloated mortgage.
