The last few scammers I dealt with had looked at public records themselves also and had done a pretty thorough job assuming the identity of the real owner, so just making sure the names match public records isn’t enough anymore.

As one who has funded literally 1000s of bRRRs for clients over the last 22 years.. it just makes me sick when one of them has to deal with these situations and or inner city stripping of houses and theft.

eg, 300K liability, 20K theft, 200K dwelling, etc.

When I started asking questions like that actual name of the company they use for background checks and verifying identity… she started to get defensive… apparently it’s a $1,000 to have them get your guaranteed short term funding.

Given an identical property in each area, I would order these neighborhoods from best to worst as Franklinton, South Linden, Whitehall, North Linden, Hilltop.

About 30% of all inquiries I receive over Zillow are from fraudsters like stolen identities or fake employment paperwork, and good old classics likemy partner tried to apply over Zillow with a background check, but something is not working on Zillow website but you have my application this should be enough?
