Bidens are a great example as they are about as high profile as it comes, and as of yet nobody has been able to untangle the weave of exactly how all there entities work, what $ comes from where, and that's with arguably hundreds of thousands of people-hours into trying to untangle it to clearly point to where the $ is originating and who it's going to.

Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Some deals just "work" from day 1 and everything falls into place.Others don't work out no matter what you do.I've done hundreds of them in my local market and would only sell if it was one of those doozy type deals.Funny thing is, a property I own next door might be fine.But for whatever reason the cursed property just isn't lol.If you are wanting to use the equity, then use it to "Gung Ho" and full time.Meaning, don't buy turnkey and use the capital to buy, fix and flip instead.Money makes money and being very hands on and active, you can get to where you want to be quicker.Just my opinion.Thanks

I recommend that you learn the tax code and take ownership over your strategy.Not having some foundational knowledge and an opinion on how to approach taxes as a business owner is a huge mistake.In my experience, every single business owner who says "I just let my CPA worry about it and I focus on my business" is doing a suboptimal job at tax planning.They are likely missing out on 10s or hundreds of thousands in saved dollars every year.Stop making excuses and get to work.Just a few months of part-time learning about taxes will pay you for the rest of your career.

I would go to the pest control company and ask where they were authorized to install these screens on your property.I doubt you're going to get $3k from anyone, but did the roofing company say what the $3k is for and why a handyman can't just go up for a few hundred bucks and remove the screens?
