The irony is most who post in these forums about entity formation and asset protection are solely concerned with preparedness for when claims arise without understanding the true ramifications, don't know the difference between being a certificate holder and additional insured status,  what indemnification means etc.

While OOS investing can be very challenging due to unfamiliarity with the location, building a team of professionals that you trust can help to alleviate those concerns.

There are risk so to gloss over those risk for the sake of selling mentorships is concerning. exactly Joe.. 

When he had to take a step back for health issues from what I understand the company seemed to go a bit sideways. 

Amongst knowledgable, experienced investors the disagreement concerning sub to is between those who believe it’s too dangerous to be a legit strategy and those who while agreeing to the dangers think when handled by experienced, knowledgable, well capitalized investors it can be a strategy with benefits to both sides.   

@Patrick Pan, if I was operating in a state where that was a concern I would just contact their current landlord for a reference.

Im sorry, while your concerns are generalized,  you are obviously not an Investor with BAM Capital or know their Company culture to post your concerns here regarding BAM Capital.I am in FUND III & FUND IV with well over 1 million invested over both funds.

However, a lot of concerns can be mitigated with looking at their past rental behavior in a lot of different settings.
