The worst thing here is people who he recently took money from - yes some people are still being conned out of their money - lost it all to the court.I can see him working on 4 houses at the moment, and each ia having work performed out of sequence with 3 of the 4 still having no front entrance door installed, but they have still finished the internal walls and laid the flooring.  

I took title to each in a separate series of my LLC, which is the same as per entity protection as having each in a separate LLC but with the organizational and accounting costs of having a single LLC.In the case of each I carried hazard and liability insurance for the INTERIOR of the condo while the HOA carried insurance for the “common” areas, including structural.This particular condo was on the second floor, with retail and office space directly below.  

Floor is going in, paint is mostly done, then trim and doors.

Add on rollers, tape, floor coverings, etc and it could easily be $300+ in supplies.

We found out the potentially the whole block has led pipes so we are needing a contractor to cut a hole in the floor.   

Every rental housing unit shall provide at least two hundred twenty (220) square feet of floor area for the first two (2) occupants and one hundred (100) square feet of floor area for each additional occupant.

@Jay Hinrichs yea we are making modifications to the floor plan so they have closets 

The problems with the project mostly stemmed from the crawl space work, which required shoring, replacing structural members, leveling floors and insulation. 

It was built in 2002, and I renovated the entire flooring by removing the original tile and putting Vinyl flooring in, there is no carpet within the house.
