You get in, you take a beating sooner or later, usually sooner, and then you get back up and go at it again.

The key with befriending players making it happen is leading with value, expecting nothing in return and sooner or later, the law of reciprocity will kick in and they will feel a need to help you. 

The other roof had a partial roof repair 7 years prior my purchase, I knew was going to need attention within 5 years of buying, it just hit sooner than I expected.

Selling to him sub to allows the seller to get out of a property sooner rather than later (if that’s what’s desired) and have the loan paid off when the buyer has his liquidity event. doing any CREATIVE  real estate deal SUCCESSFULLY requires the knowledge, experience and capital to be able to set up the transaction properly, with safeguards in place, and structure the transaction so both parties have positive reinforcement to “make it work”.
