I would do comps on them, find out what they would sell for once they are finished to the grade of the houses around them (same finishes, kitchen baths - granite, marble, whatever) and run a spreadsheet.

I would probably add a garbage disposal to prevent clogged sink and would go with durable granite/quartz to prevent wear and tear.

The intent is to preserve the property though, you cannot go and add on rooms or replace laminate countertops with granite and expect to be paid for that.
