Over upgrading would be adding granite counter-tops instead of new laminate ones that to a tenant look about the same.

Hello @Chai XiongWe are looking to do:-kitchen update, cabinets and granite countertops and take down a wall to create an open space.

I would do comps on them, find out what they would sell for once they are finished to the grade of the houses around them (same finishes, kitchen baths - granite, marble, whatever) and run a spreadsheet.

Most likely replace the flooring, install some granite countertops, landscaping, probably knock down a wall.

I would probably add a garbage disposal to prevent clogged sink and would go with durable granite/quartz to prevent wear and tear.

Invested additional $25,000; new windows; Kitchen remodel - granite counter top/ tile floor/ stainless steel appliances; Full bath remodel to the stud.

If its granite or some such, it was templated and customized to the space. 

The intent is to preserve the property though, you cannot go and add on rooms or replace laminate countertops with granite and expect to be paid for that.

Hi Everyone -I am looking for a good counter top dealer (i.e Quartz, Marble, Granite) in the North Jersey area (perhaps in Newark?).

If it's a BRRRR I'd recommend reconsidering granite countertops.
