I came to the conclusion that a cash out refi was the way to go even though it won't cash flow great afterwards (it'll still be positive about $200/month).

I wouldn't touch Franklinton with a 10' pole on the existing inventory side. gravity 2 is being auctioned and sold by the developer the area didn't support office developer lost millions:https://www.bizjournals.com/columbus/news/2024/12/19/gravity...linden I agree on if you can get a good deal. super fast appreciation. small homes, close to downtown, you can look at year over year and it's going up fast but also fast to change. any urban adjacent neighborhood is going to be good. 

But tax wise just here to note if you buy a 4 unit as a primary when you go to sell (if you meet the requirements) only 1/4 of the gain could be excluded under the 121 primary home sale exclusion.

I would go the conventional route on a loan, using LLC you won't be able to do that.

I am currently renovating it and we plan to when i am done to transfer the property to my buisness name. what would be the best route to go.  

@Brett K. we manage in Class C areas, so have to deal with this a lot.Options:1) Boardup - pretty useless as easy to rip the off and advertises the property as vacant.2) Armor Guard door frame reinforcement with temp double-key deadbolts.

There will be a lot of going on after an election so I would factor that into your thought process.

We are asking the current tenants to leave as the property is not in optimal condition we like to have our rentals and we would like to fix it up to increase value and rents.
