I am really not that impatient, I just have other strageties up my sleeve that I am trying to execute and this is holding me from moving forward!

Well, you get started by rolling up your sleeves, getting to work on time, and asking your boss for extra shifts. 

If you plan to roll up your sleeves though, in my view it's not a fit for the retirement account.Note: I'm not an attorney or tax professional.

Basic landlord tools should include a lot of the above, but also a toilet auger (one that has the plastic sleeve to prevent scratching porcelain).

Sometimes you gotta roll up your sleeves and get dirty.  

@Aaron Millis   You're probably going to need to roll up the sleeves and go to the Lee county circuit court and look at the eviction filings.

I just haven't the energy and it does not pencil in terms of what my time and peace of mind is worth.......Other landlords, like me, are just glad to be rid of the dirty/bad tenants, happy to have a vacant unit, and ready to roll up my sleeves to rehab the unit (check some of the smoke and odor tips on BP).

Hi, @Jack Smith.For investors who are willing to roll up their sleeves a bit, I recommend a turnkey alternative (ie, using a local real estate agent to find property, a local contractor to repair property, and a property management firm to manage).There are a couple of active firms like that here on BP if you decide that's the better route for you.

One important question I have not seen asked, or maybe it was and I missed it: Is the investment you are thinking of local to you or far away.If it is local, then roll your sleeves up and jump in.

In the meantime, roll up your sleeves and get to work getting some hands on experience.
