Find a good agent who can write a vacant/builder's risk policy, then during the refinance have them switch to a landlord/fire dwelling 

@Kenneth Joseph Perfido It really comes down to math and future goals.

Get an attorney and get these losers out then hire a property manager to properly vet any future tenants! 

But maybe in the future..
