It's probably a 50-60k/yr role.As for amount, existing judgement is for right around $9,000.I'm likely just more frustrated at the fact that they refuse to get out, even after eviction order, and it's likely it's not worth the effort, but...it's my first one, I thought I'd ask.

Ya Susan unless you have to go to the ER and are now #20 behind more than half of the folks there with no insurance and just using the ER for their daily doctor IE colds etc.. and we are paying 2k a month in health insurance and medicare  to get what last in line behind those that pay zero.. it can be pretty frustrating ..

It's definitely a frustrating part of the business, especially when you're trying to maintain cash flow and unexpected repair costs pop up.One thing I've learned is that some of the more real estate investor-focused insurance companies tend to be a bit more lenient on inspections or are more upfront about their requirements before binding the policy.
