The property has had about 2" to 2.5" of downward settlement on one side of the house, which has caused drywall cracks and uneven floors. 

Definitely get the structural engineer to look at the joists & support beams to see what's up with the uneven floors.

MTR brought in 75% of the gross and more of the net due to lower cleaning fees for turning over the STR.For gross numbers we brought in about 1.2% of the ARV value in monthly rent this year which is decent based on the rules of thumb at least. 

As long as it cleans my bum I don't really spend a lot of time thinking about it, and I suspect most of your guests won't either.

@Will ReedGet a second opinion from another company (one that just does cleaning and scoping not repairs as the companies that also do repairs tend to recommend repairs).

Another complex I own in will replace the kitchen cabinets and flooring in the units as they were originally sold with these items.
