When I got into the STR space in 2015, I needed my daughter to be available on a full ti e basis as PM.  

I found what seemed to be a great property with a house for an STR and other space that I could expand for camping/RV sites and a barn that could be converted into a venue for events. 

For my rehabs, I pull owner builder permits where needed even for work done by licensed contractors.My jurisdiction does not require permits for cabinets, counters, or flooring replacement.  

That will allow you to build the additional legal space further amplifying the value of the proprety (more HELOC money). 

We have no interest in contact data gathering, as that space has been well developed.

For rentals, would a single floor or two floors makes sense? 

We plan on replacing the flooring and possibly new kitchen countertops. 

So far, it’s going really well, and I’m glad we made the shift.For me, the decision wasn’t about issues with self-managing but more about freeing up time and mental space to focus on the next steps in our investing journey.Curious to hear others’ experiences as well!

So if the short term rental is the first floor might be less likely to cause annoyance vs it being on top or if the beds and living  rooms are side by side or opposite ends of the building.
