I do direct booking through the Houfy website, taking credit card payment by Square. 

I keep finding conflicting information and the IRS website doesn't specifically mention using an RV as a STR.

@Van Lam - I think your plan to finish rehab and then rent them out a higher market rents makes sense to do first.

I manage hundreds of rentals and most of them are caulked every 5 - 10 years.DR Horton was the builder, and after we did two inspections and closed on the house, we found out that a good chunk of the roof was missing - they quickly finished the roofing. 

(Like I think Craigslist is still one of the best websites on the internet, but for some people it's a total turn-off because it still looks like 1995).Capterra.com is a great site for research in this category (and business software in general). 

BiggerPockets website is good for the American market (mostly) but you will also find lots of Canadians on here and some good info on the Canadian market just by searching.There are worthwhile local West Coast resources for learning real estate investing in general and the Canadian and Vancouver markets in particular.

Do they value nicer finishes and design or is that additional cost lost on the typical tenant in that pocket?

Getting you to finish the work and then to leave are other problems I see in your "deal structure."
