I feel like there's still people trying to make BRRRR deals work close to the city and the truth is it's nearly impossible given prices, rates, and the cost of construction.

What else I learned was even if you have friends in the area, or even family, while they say no problem, as we get older we all value our time and it doesn't always feel right asking them to do stuff without compensation or with, but it is always tricky to work that relationship when they don't meet your expectations.

Finally, I used the Thumbtack app, and I made more progress in six days than I did in the past 75 days on painting, flooring, lighting install, HVAC repairs.I currently use apartments.com for my automatic rent collection, so that system is helpful. 

However, that made getting the ADU done within 180 days of the ORIGINAL sale of the relinquished property difficult.

This is all despite the fact that they've made no improvements to the properties since acquiring them, and local property value indices only have about 15% appreciation for property values in the last 2 years for my area.

Tough to answer due to so many feelings about risk tolerances and what other investments could be making you as a ROI.I feel leverage of real estate is the real strength of this asset.  

Because in this case zoning took a 155 acre piece of real estate with incredibly prime location, and made it only worth at maximum 145 acres miles outside the city. 

i feel like the local FB groups will not allow me to advertise my STR there because they would label it as "soliciting".. any way to get around this so that it doesn't look like i'm soliciting?
